Cape Royale

Stepping into Cape Royale’s expansive 4-bedroom apartment, I am bowled over by the stunning views at the balcony. There are panoramic unblocked views of the South China Sea, whichever way you look, and the sea itself is just directly outside the condominium development, not a remote distance away. You can hear the waves, observe if they are calm or choppy, and check out the weather by the view you see, whether it would be sunny and breezy that day, or overcast and misty, or even dark and stormy. Amazingly, such a condominium development with these lovely views is situated in the concrete jungle that is Singapore.

These scenic views alone would draw people to Ho Bee and IOI’s newest and final 302-unit condominium development at Sentosa Cove. Given the fixed supply of homes in Sentosa Cove, and the resurgence of interest in properties there with their low psf prices, wide-floor plates and the ongoing transformation in the area as part of the Greater Southern Waterfront Masterplan, it augurs well for those who can dip their fingers into this pie first.

Designed by the renowned firm architects 61, each tower of the exclusive seafront development has soft edges and undulating surfaces, drawing inspiration from the bubble corals of the marine world. As the tallest condominium development at Sentosa Cove, it is a distinguishable landmark from afar with its unique architecture and waters-edge position at this residential enclave.

Both the 3-bedroom (pictured below) and 4-bedroom show flats (pictured above) have spacious living and dining areas that feel luxurious and inviting. Quality, tasteful Italian furniture has been carefully chosen to enhance the aesthetics of the home, together with top-tier Swiss and German kitchen and bathroom fittings from Miele, bulthaup, hansgrohe and Laufen.

Every room has a picturesque view, such as a sea, golf course or marina view, as the apartments are all stand-alone, single loading units carefully angled to maximise vantage views and privacy. Each stack in the development has a private lift lobby, so no two units on the same floor need to share the same lift, which adds to the exclusive feel of the property.

Given the large floor area of each apartment, the rooms are all sizable and comfortable, with ample walking space even when fitted with a king-sized bed, bedside tables and a wardrobe. Bright natural light streams into each space given the many glass windows and sliding doors the apartment has, and so the home feels cosy and well-lit.

The bathrooms themselves are grand and large, fitted with posh marble tiles and fine accessories that give the spaces a luxurious hotel-like ambience. I’m sure the bathtubs would prove to be a delight for those who love a long and lazy spa bath to unwind and treat themselves after a laborious work week.

With promotional prices starting from around $2100 psf, a 3-bedroom unit with a generous size of 1679 sqft would cost around $3.53M, and this psf price for a CCR (Core Central Region) area is comparable to the prices of upcoming new launches that are in the OCR (Outside Central Region), such as AMO Residence and Lentor Modern. Prices in the CCR already range easily from above $3000+psf, so it is impossible to buy such a big unit with such a low price quantum direct from a developer anywhere else in the CCR.

But beyond facts and figures, surely what must entice is the beach-resort lifestyle that beckons, in the exclusive residential enclave that is Sentosa Cove. Away from the hustle and bustle of a population-dense cityscape, living in Sentosa somehow feels other-worldly, with a pace of life that invariably slows down when you see many residents travelling leisurely to different parts of the island in their own buggies, perhaps to Quayside Isle for a morning cuppa, or to Tanjong Course for a game of golf, or to Palawan Beach for a morning Mat Yoga. This is where life can be enjoyed to the fullest, one finds, and it is also one of the reasons why Sentosa Cove rental apartments and landed homes are in such high demand even amidst the backdrop of surging rental rates. It is a property that is one-of-a-kind, after all.
