Within walking distance to two MRT stations (Farrer Road MRT & Holland Village MRT) sits an upcoming freehold luxury development with 319 residential units comprising six 12-storey towers, named Hyll on Holland. The prime D10 location on Holland Road, which is just a 3-minute drive to Holland Village (an 800-meter walk) and Dempsey Hill, and a 7-minute drive to Orchard Road, is sure to attract those who love the rustic charm of Holland Village and Dempsey with their plethora of great eateries and niche restaurants, as well as the convenience of downtown shopping and entertainment. Nestled within Good Class Bungalow areas such as Victoria Park and Holland Park, the estate feels exclusive, quiet and tranquil with low traffic and population density.

It has a mix of 2-bedder and 3-bedder unit types, and is within 1-km to Anglo-Chinese School (International), which would appeal to expatriate families with school-going children. Hence, it is favoured both as an investment unit for rental and for own stay.
The 2-bedroom deluxe (pictured above), at 700sqft, has an efficient layout with no wasted space, such that the bathrooms themselves feel luxurious and spacious. Quality German luxury appliances and fittings, such as Miele, hansgrohe and Duravit (for wash basins) are provided for each unit, and the living and dining areas have marble floors, together with solid timber flooring for bedrooms.
The 3-bedroom + Study deluxe unit type (photos above), at 1055 sqft, are all corner units with a good view towards Holland Hill. The study offers the flexibility to convert to a utility space or a helper’s room, and the master bedroom, with a considerable size of 14.1 sqm, feels comfortable to chill all-day in.
The arrival lobby looks grand and impressive, and the facilities, such as a 50-m lake pool, a green lawn and gourmet pavilion, together with pockets of green spaces, would make it a pleasant residence for anyone there. The one disadvantage that some may raise, is that some bathrooms have no windows for ventilation. However, I think this can be easily mitigated with an investment in a good dehumidifier.
More importantly, going at around $2,600psf for a freehold prime district development, Hyll on Holland is more modestly and attractively priced than other developments in the vicinity going at a range of $2,700-3,000 psf. The price of a 2-bedroom unit currently starts at $1.64M, and a 3-bedroom unit starts at $2.43M, which is reasonable considering that AMO Residence, a 99-leasehold Outside Central Region (OCR) project, already has an average price of $2200psf, and it was still 98% sold on the first day of launch. The price factor, together with its convenient location and appeal as a lifestyle luxury development, should ensure that Hyll will sell out before its TOP.
